The Buying Process
Pre-Approval:
Before you set foot in a house I strongly recommend getting your pre-approval in hand. It's important to have a clear idea of how much you can afford before you start visiting homes. I'd hate for you to fall in love with a property that doesn't match your budget!
If you need help connecting with a trusted lender, shoot me a text or an email and I'll send you a list of my favorites. It's important to work with a lender who is available on your timeline, which often means nights and weekends when you're house hunting in a hot market!
The Search:
Go time! This is arguably the most fun part of the process - the hunt! But, what exactly are you looking for? This is a great time to get on the same page with your buying partner, if you have one, and make sure you are looking for the same things in a property. Location is the biggie to me, because you can always renovate and change the way a house looks, but you can't move locations. When setting search parameters I always suggest starting slightly broad to make sure you don't miss anything, and narrow down as needed.

In Contract:
Congratulations, your offer has been accepted! These are the magical words we all like to hear. Now we are off to the races in a new kind of way, the due dillgence phase.
In most transactions the due dilligence phase is 10 days. Thist means starting the day after mutual acceptance you have 10 business days to research your home and make sure it's in an acceptable condition. In most cases, this is done with a general home inspection, radon testing and sewer, septic and well tests as needed. If you indenifty any issues (and you propbably will!), it's not the end of the world. It just means you need to decide if you want to pay for it, you want to ask the seller to pay for it/fix it, or take it as is. All repair negotiations must complete by the last day of the due dilligence phase.
You will also need to turn in your earnest money, complete your loan application and a few other steps along the way, and this is where your trusted realtor comes in handy. They will guide you through this phase and ensure you don't miss a single step!
